How a kitchen is actually priced
Most quotations give you one number for the kitchen, which makes comparison impossible. A kitchen is really four separate purchases stacked together, and only one of them is visible.

Notice the imbalance. Fifty-five percent of what you pay is behind the doors, where it cannot be inspected after installation. That is precisely why it is where corners get cut.
Carcass: the part nobody looks at
The box behind your shutters is the kitchen. Everything else is attached to it.
- BWP plywood (IS:710) — boiling water proof, correct choice for the sink and hob runs. Roughly ₹115 to ₹145 per sq ft.
- BWR plywood (IS:303) — boiling water resistant, acceptable for dry runs and upper units. Around ₹85 to ₹110 per sq ft.
- HDHMR — dense, takes a fine finish, heavier, and needs proper edge sealing near water.
- MDF or commercial ply — should not be in a kitchen at all, and appears surprisingly often in cheap quotations.
Ask for the IS grade in writing. "ISI ply" is not a grade, it is a phrase. You can check what the grades actually mean through the Bureau of Indian Standards.
Hardware: where a kitchen is won or lost
A kitchen drawer opens and closes perhaps a dozen times a day. Over ten years that is around forty thousand cycles. Cheap channels start to drop and drag somewhere around fifteen thousand.
Hettich, Hafele and Blum all make hardware rated for 50,000 cycles or more. Unbranded hardware typically is not rated at all, because rating costs money. The price difference across a full kitchen is roughly ₹25,000 to ₹45,000, and it is the single best-value upgrade available to you.
If your budget forces a choice between better shutters and better hardware, choose hardware every time. You can reface a kitchen in year eight. You cannot easily rebuild it.
Shutter finishes and what they cost

Countertops
- Granite — ₹180 to ₹350 per sq ft. Heat proof, hard wearing, visible joints.
- Quartz — ₹350 to ₹700 per sq ft. Non-porous, consistent, less heat tolerant than granite.
- Corian — ₹900 upward. Seamless and repairable, but sensitive to hot vessels.
For most Indian kitchens, quartz is the balanced answer. If your cooking involves regularly moving hot pans directly onto the counter, granite is more forgiving.
Layout barely matters, size does
People assume an island or a U-shape costs dramatically more. It does not. Pricing follows running feet of cabinetry, not the shape it forms. A 12-foot straight kitchen and a 12-foot L-shaped kitchen cost nearly the same. What changes cost is adding a third run, tall units, or a loft.
Where to spend, in order
- Hardware. Branded, rated, non-negotiable.
- Carcass in the wet zone. BWP under the sink and around the hob, always.
- Internal organisation. Tall unit, cutlery trays, bottle pull-out. This is what makes a kitchen pleasant to use.
- Countertop. Quartz if the budget reaches.
- Shutter finish. Last. It is the most visible and the least consequential.
Timeline
A modular kitchen takes 20 to 25 days from design approval, most of which is factory production. On-site installation is typically two to three days. Plumbing and electrical adjustments should be completed before the units arrive, not after.
