What False Ceiling Costs

Rates are per square foot of ceiling area, and the variable is profile complexity rather than room size. A flat peripheral ceiling is the cheapest and often the best-looking. Cove profiles, drops and curved sections each add labour.

Gypsum or POP

Gypsum board on a galvanised frame for almost everything. It goes up faster, produces far less mess, gives a flatter finish, and can be opened later if a wire needs chasing. POP earns its place only where a genuinely curved profile is wanted, because gypsum does not curve tightly without segmenting.

Lighting Planned With the Ceiling

This is the part most quotations get backwards. Fixture positions should follow how the room is used, not a symmetrical grid. Ambient light for the room, task light where you read or cook, accent light on what deserves it. A single central point lit ceiling reads flat no matter what profile you build around it.

Height You Can Afford to Lose

In a standard 10-foot NCR flat, a peripheral drop of 8 to 10 inches is comfortable. A full-room drop of the same depth starts to feel low. If your slab height is under 9.5 feet, keep the ceiling peripheral and put the money into the lighting instead.

Materials We Specify for False Ceiling Design

Carcasses are BWP-grade plywood, never MDF or particle board, because NCR humidity is hard on engineered boards. Hinges and channels are Hettich, Häfele or Blum depending on shutter weight, and the brand is printed on the quotation rather than described as "branded hardware". Where False Ceiling Is Not Worth It

Bedrooms under a 9.5-foot slab, and any room where the budget would be better spent on lighting alone. A false ceiling with a single central fixture beneath it is a lowered surface, not a design. If you have to choose, take the lighting scheme and leave the ceiling flat — the room will look considerably better for it.

Wiring and Access Afterwards

Gypsum on a galvanised frame can be opened and reclosed if a driver fails or a wire needs chasing. POP cannot, without visible patching. That difference rarely matters on the day of installation and matters a great deal three years later, which is why we default to gypsum everywhere except genuinely curved profiles.

Driver and Fixture Choices

Concealed strip lighting is only as good as the driver behind it, and drivers are where cheap quotations save money invisibly. A failed driver behind a sealed cove means opening the ceiling. We specify accessible driver positions on the drawing and use branded units, because replacing one should be a fifteen-minute job rather than a repair.
