Full home interiors in Delhi NCR run ₹1,100 to ₹1,800 per square foot of carpet area. The figure is useful for a first estimate and misleading for a final decision, because the rate is not uniform across the home. Kitchens run three times the average and bedrooms run below it.

Carpet area, not built-up

This is where most confusion starts. A 1,600 sq ft built-up 3BHK might have 1,050 sq ft of carpet area. Quoting the same total against built-up area produces a rate that looks 35 percent cheaper while being identical.

Always ask which area a rate refers to. If a firm quotes ₹1,100 per sq ft, that is a very different offer on carpet area than on built-up, and the ambiguity is rarely accidental.

A flat with a large kitchen and small bedrooms will always exceed the per square foot estimate. A flat with generous bedrooms and a compact kitchen will come in under it. Neither firm is quoting dishonestly; the metric simply averages across rooms that are nothing like each other.

Why the same flat gets two very different rates

Two firms quoting the same apartment can land at ₹1,100 and ₹1,600 per square foot without either being unreasonable. The gap usually comes from three places rather than from margin.

Scope depth. One quotation includes ceiling throughout, the other only in living and dining. One includes painting, the other does not. Neither is wrong until you compare them line by line.

Material grade. A kitchen in BWP plywood with branded hardware and one in commercial ply with unrated hardware occupy the same space on a drawing and differ by nearly a lakh.

What counts as area. Carpet, built-up and super built-up produce three different denominators for the same total. A rate quoted on super built-up area will always look cheapest and mean least.

Before comparing rates, confirm all three: what scope, what grade, what area basis. Two of the three are usually left unstated, and that is where the apparent difference lives.

  1. What is the kitchen quoted at, separately?
  2. What is the wardrobe rate per square foot of shutter face?
  3. What is the ceiling rate per square foot, and which rooms are included?
  4. What is excluded from this quotation entirely?

Those four answers tell you more than any headline rate, and they are directly comparable between firms in a way that a blended average never is.
