What Turnkey Actually Means

The word is used loosely. A genuine turnkey contract means you sign one agreement, receive one quotation, deal with one project manager, and take possession of a finished home. You do not source materials, chase a carpenter, or coordinate between an electrician and a false-ceiling team who have never met.

Turnkey Versus Separate Vendors

Hiring separately can be cheaper on paper. It is rarely cheaper in practice, because the gap between quotations is the coordination work, and that work still has to happen — you just end up doing it. The other cost is accountability: when a shutter does not align with a false ceiling, two vendors each blame the other and neither fixes it.

Where the Money Actually Goes

On a ₹6.5 lakh 3BHK, roughly ₹2 lakh is the kitchen, ₹1.6 lakh wardrobes across three bedrooms, ₹1.3 lakh living and dining, ₹0.9 lakh false ceiling and lighting, and the balance electrical, painting and site management. Material grade moves each of those lines, design complexity barely moves any of them.

What Should Be in the Contract

A completion date, a payment schedule tied to stages rather than dates, the material specification by grade and brand, a named project manager, and a snagging clause that holds the final payment until defects are closed. If any of those five are missing, it is not really a turnkey contract.

Materials We Specify for Turnkey Interior Contractor

Carcasses are BWP-grade plywood, never MDF or particle board, because NCR humidity is hard on engineered boards. Hinges and channels are Hettich, Häfele or Blum depending on shutter weight, and the brand is printed on the quotation rather than described as "branded hardware". How Payment Should Be Staged

Roughly 10 to 15 per cent on design approval, 40 to 50 per cent at material procurement, 30 per cent at installation, and the balance at handover after snagging. Tie each stage to a deliverable rather than to a date, and never release the final instalment before the snag list is closed. A contractor asking for 60 per cent upfront is asking you to fund their working capital.

What Delays Turnkey Projects

Rarely carpentry. In our experience the three real causes are a society NOC applied for too late, a client decision left open past the design freeze, and material substitution when the specified board is out of stock. The first we control by filing during the design stage, the second by not starting execution on an unfrozen design, and the third by holding stock of the grades we standardise on.

Renovating While Living In the Home

Perfectly workable, and about a week slower than an empty flat. We seal and complete one zone at a time behind dust barriers so at least one bathroom and a cooking arrangement stay usable throughout. It costs no more; it simply means the trades cannot all run in parallel the way they can in a vacant property.
