Almost every gated society in Noida, Greater Noida and Ghaziabad requires a written NOC before interior work begins. It typically takes three to ten days, needs a refundable deposit of ₹5,000 to ₹25,000, and starting without one can mean work being stopped mid-project.

What an NOC actually is
A No Objection Certificate from the RWA or maintenance office confirming that the society permits interior work in your flat, under stated conditions. It is not a legal permit and it is not required by any government body for internal work that does not alter structure. It is a private arrangement between you and the society.
That does not make it optional. The society controls lift access, gate entry for material and workers, and water and power on site. Without their cooperation the project cannot physically proceed.

How working hours change your timeline
This is the part most people underestimate. Consider two societies:
Society A: 9am to 6pm, Monday to Saturday. That is 54 working hours a week.
Society B: 10am to 5pm, Monday to Friday, with a lunch break. That is roughly 30 hours.
The same 45-day project in Society A becomes closer to 65 days in Society B, with no difference in scope or contractor performance. Before agreeing any timeline, get your society's actual permitted hours and give them to whoever is quoting.

What happens without one
Realistically, one of three things. Workers are turned away at the gate, which costs you a day. Material is refused entry, which costs you more. Or work is stopped mid-project, which is the expensive outcome because a partially installed kitchen cannot simply wait.
Some societies also impose a penalty, and a few will withhold the refundable deposit of an unauthorised project entirely. None of this is worth the three to ten days the application takes.
Who applies
The owner, in almost every society. Contractors are rarely permitted to apply on your behalf because the society wants accountability to sit with a resident. A good contractor will prepare the paperwork, provide worker documentation and scope details, and hand you a complete file to submit.
Ask whoever quotes you whether they will handle the preparation. It is a small thing, but a firm that has worked in your society before will know its specific requirements and save you a rejected first application.
Structural changes are different
An NOC covers interior work. Removing or altering a wall, changing a bathroom's position, or anything affecting the structure is a separate matter and may require approval from the local authority as well as the society. In Noida that means the Noida Authority, and the equivalent bodies elsewhere in NCR.
Most firms, including us, will decline structural work without documented approval. It is not caution for its own sake; an unapproved structural change becomes a problem at resale and can complicate insurance claims.
Practical advice
- Apply as soon as you have finalised a contractor, not after design approval. It runs in parallel and costs nothing to start early.
- Get the permitted hours in writing and hand them to your contractor before the timeline is agreed.
- Photograph the lift and lobby before work starts. This is how deposits get returned without argument.
- Confirm the debris rule. Some societies require same-day removal, which affects how work is scheduled.
- Note the validity period. A 60-day NOC on a 75-day project needs an extension, and extensions are easier to obtain before expiry.
