Which are legitimate and which are not

Being fair: some of these genuinely cannot be priced in advance. Floor levelling depends on what is under the existing tiles. Plumbing shifts depend on a layout that does not exist at quotation stage.

Others have no excuse. Debris removal is certain on every project. Society deposits are known before work begins. Loft shutters are visible during measurement. When these are excluded, it is a pricing decision, not an oversight.

The wording that prevents most of it

Ask for one clause and one annexure.

The clause: "This quotation is complete for the scope described. Any item not listed here as an exclusion is deemed included." That single sentence moves the burden onto the firm to list exclusions properly, which is exactly where it belongs.

The annexure: a written exclusions list. Ask directly: what is not included? Do not ask what is included, because the answer will be a comfortable list of things that are.

Provisional sums for genuine unknowns

For items that honestly cannot be priced upfront, ask for a provisional sum rather than an exclusion. A quotation might read: "Floor levelling, provisional ₹35,000, adjusted against actual measured area at ₹45 per sq ft."

That approach is fair to both sides. You budget for it, the firm is not pricing a risk blindly, and the final figure is verifiable against a rate you already agreed.
